An opportunity was presented to Moretons Investments to acquire a mixed use property in the heart of Shoreham, an area which we had no current assets.
We decided to reconfigure what was an old Santander branch, keeping the ground floor as commercial space and seeking prior approval to change the offices to residential accommodation.
We subsequently gained the planning permission and set out to create eight studio flats on the upper parts. Ranging in sizes from 366 sq ft , with some studios having the luxury of direct views of the River Adur. A high specification fit-out was created with the Eton Matt Carbon kitchens with Zenith Woodstone Grey worksurfaces and LED spotlighting throughout which with the dual aspect views created a wonderfully bright space. A private high street entrance allowed for the access to the first and second floors.
The studios secured tenants prior to completion, with no void period being experienced. The ground floor accommodation has been taken by experienced bookmakers Ladbrokes, who have an established presence in the town.
We hope to also achieve the goal of securing planning permission for seven luxurious waterside apartments in the not too distant future, with our aim to secure pre-sales for this accommodation.
